Stonewall Ridge is a recently completed, carefully planned subdivision located in Sandycreek Township. It contains large wooded lots for development of single family homes conveniently located on Congress Hill Road close to the Route 8 Corridor, Franklin Regional Airport, Sandycreek Elementary School, Franklin High  School and the planned Field of Dreams Sports Complex.

Residents of Stonewall Ridge have permanent access to the adjacent 400 acre wooded property, rich with wildlife, which has over one mile of water frontage along Sandy Creek ( Big Sandy Creek ), a favorite fishing spot for local anglers.

Stonewall Ridge offers excellent access to the Route 8 corridor ( 5 min. ), Franklin Regional Airport ( 6 min. ), the schools ( 4 min. ) and the town of Franklin ( 8 min. )

Allegheny Woodland offers lots or lots with completed homes. Buyers can select from many floor plans available.
 

Lot Restrictions

In order to insure the high quality of properties and homes in Stonewall Ridge, the deed to each lot contains the same restrictions regarding development. The most notable of these restrictions are as follows :

  • Although lots vary in size from 1.7 to 4.9 acres, development is restricted to only one ( 1.0 ) acre on each lot.  The remainder of each lot must remain wooded and in its natural state. No further subdivision of these lots can ever occur.

  • All homes must be custom built or modular. No trailers or mobile homes.

  • Only family pets are allowed. No raising or boarding of animals for commercial purposes.

Stonewall Ridge has installed the following buried utilities to the edge of each lot

  • Electricity—Central Electric Coop

  • Phone / Broadband —Verizon

  • Cable—Time Warner

Water and Sewage

Stonewall Ridge is not served by either public water or public sewage.

  • Water can be obtained by drilling a water well. Adjacent single family homes are served by water wells. All neighbors report fair to good quality water with little or no need for water treatment.

  • Sewage can be disposed of on each lot.  Each lot has already been approved by the Pennsylvania Department of Environmental Protection ( PaDEP ) for an on-lot “at grade bed” septic system.   A PaDEP certificate has been issued for each lot and would be transferred to each buyer at closing. Permit fees for the PaDEP on-lot sewage testing process have been pre-paid for each lot.
